as you probably know the most expensive part of Florida is from about Miami to West Palm Beach and it turns out this is also the part of Florida where the ocean is the deepest

it is also where The Florida Current comes closest to the shore

this is depressing because i wanted to believe that there is no fundamental reason why that area is more expensive and it’s just a temporary anomaly that will correct itself overtime …

but when you look at ocean depth and currents this area is clearly different from other parts of Florida …

which means i have simply missed the boat by not moving there while it was still affordable

and because land in that area is limited it means anybody who has already bought real estate in that strip is likely going to see the values of their property go up because there is fundamental reason for demand there and no new supply …

on other hand Tampa is shallow gulf water prone to red tides ( harmful algae bloom ) so it will always be “the armpit of florida”

and Orlando has so much space that still isn’t developed that property values will take decades to really go up there because prices only start to really go up when new construction ends either due to politics or due to running out of land …

the strip from Miami to West Palm Beach is between the ocean and the Everglades - they have nowhere to expand and they are full …

but that would all mean nothing if some other part of Florida could replace it … but there is no other part of Florida with deep ocean water and currents … why that matters i don’t know … but there isn’t

deep water with a strong current could potentially be cleaner, less prone to algae and so on …

also maybe some people just like deeper water so you don’t have to walk half a mile before it’s more than knee deep …

there are also implications for rip currents, waves etc.

so the area where gulf stream comes right up to the shore is Rainforest Climate Zone
