Less Chlorophyll basically means cleaner water - so the expensive Miami to West Palm Beach area does in fact have best beaches in Florida …

this is the area where Gulf Stream comes closest to the shore and that means:

1 - cleanest water
2 - mildest weather

i believe the combination of those two factors does in fact sufficiently explain the high real estate prices in that area - because just like Manhattan it is a unique geographical situation with very limited space …

i fucking hate the fact that @OldFriendSaysHello has outsmarted me and got in there decades ago when prices were more favorable while i looked down on Florida for being low-brow and not elitist enough for me …

of course by the time Miami became elitist it was too late to move there … in other words i am a fucking idiot !

but at least i have finally figured out what makes that region unique.

i googled it and read many discussions on the subject and nobody could answer that question.

people kept giving idiotic answers like “Flagler railroad” and “gate to the Caribbean” but nobody mentioned the Gulf Stream …

it is only by studying maps of climate zones, ocean currents, algae blooms and now this Chlorophyll map that it became clear to me that this is a completely unique piece of land and that development there is NOT accidental …

it’s sad that i didn’t figure this out 20 years ago but it is a positive that at least i am starting to understand SOMETHING finally …
